I am very pleased with the process of purchasing my home with Park Square Homes in Tarpon Bay. I would especially like to thank Maxine Smith for her excellent customer service during this process. She answered all of our questions from beginning to end. My wife and I are now homemakers because of her commitment to helping out. If you are looking for a home Ms Maxine is the best person to contact and you will not be disappointed. Thank you to Maxine Smith for always being available and willing to help. Also for making sure we were happy. She deserve a promotion and a bonus 😂😂. Thank you guys for the great teamwork and for making me a customer for life.

I purchased a large vacation rental home from Park Square. The home construction quality and warranty response was fine. The issue is their responsibility as a developer to the neighborhood. As a buyer you assume that the HOA amenities and financials will be left in good shape by the developer. The exact opposite is the case here. In our neighborhood before Park Square even left and turned the neighborhood HOA over to the owners our entry gates didn’t work, dozens of areas to our exterior fence were damaged and wide open…they installed the very cheapest fence that was poorly installed. The owners of 1-3 year old homes will now be faced with a large special assessment to fix the problems that were left by Park Square as the developer. At a minimum they should have been chatting appropriate HOA dues to keep the property in proper repair. Instead, having lower hoa dues helps them in marketing the project and then the owner get stuck a few years later when they finish the project and hand over the underfunded HOA to the owners.

I have just completed the process of purchasing a home with Park Square Homes in Tarpon Bay. I was having doubts about the process, but thanks to my New Home Sales Counselor Maxine Smith the process went smoothly and turned out to be an exhilarating experience. Maxine is knowledgeable about the products, she exudes confidence, answers all our questions and even those questions we failed to ask and she made sure we understood everything before moving forward; she did all that while demonstrating the highest level of professionalism. In addition she kept us abreast of the entire building process with pictures of the various stages of the construction process. Maxine was always available to respond to any queries we might have. and we had many. My family and I thank Maxine and Park Square Homes for delivering our dream home. Park Square has a culture of taking your money, violating contracts and knowing most people and organizations do not have the financial wherewithal to legally pursue them. Buyer beware, neighborhood beware. They significantly damaged Mirabay after Newland sold to them by not enforcing HOA rules, leaving the HOA broke and not fulfilling their promised contractual obligations. Instead they view contractual obligations as "negotiable" after the fact and beat the organizations down from what was obligated to some kind of negotiation. A specific example is they were to pay for an audit of the HOA upon exit, and instead aren't paying in full, but "negotiated" a partial payment for the audit. While Park Square Occupied the HOA board, they didn't want to spend to enforce the rules and violated the rules themselves and/or told new homeowners they could do things that are violations of the rules (that the new homeowners signed). Buyer beware, this organization culture is something to steer very clear of.

I wish I could leave a positive review because I bought a house that they built. Unfortunately, they didn't even know how to build a proper perimeter fence. The community that I have my house in (Veranda Palms) is going thru a lot of problems since they were not charging enough HOA fees to keep it up with maintenance and they kept it low probably to attract more buyers for the homes that they were building. They will take care of the community while they have interest in sell homes there after that you are going to be on your own and probably with a lot of potential problems. We just had the turn over meeting 2 months agor where we are now responsible for the community and no more park square and we were left with a lot of problems! Gates never worked properly, clubhouse spa and kids area not working for about a year, perimeter fence is now falling apart and since the fences are down and gates not working properly we are having a lot of break ins recently. Where is park square to fix it ? How about community safety ? Worst builders ever! Just wanna sell and make money and they don't care if it will fall apart on the following years! If I were you, I would never consider buying a house from them. BUYERS BEWARE, they only want to make the money on the sale, they will not care if the amenities or gates or fence will fall apart after they are done with construction, you are going to end up in court against them. My community is also struggling because they sold 3,4,5,6 bedrooms on the begging (phase 1 and 2) and then they start to build 14,15,16 bedrooms which brought a lot of trouble since not only they pay the same HOA as a 4 bedroom pay but they have much more people using amenities, car traffic and they have a driveway for about 4~6 cars in a house with 16 bedrooms, where you gonna park the additional cars if you can not park on the street? Funny. Make sure they tell you how they will take care of the community while they manage it so you do not end up with a house in a broken community!
